This website, WWW.36ESTATES.COM, (hereinafter referred to as "36ESTATES") is operated by Casper Infosystem Private Limited ( (hereinafter referred to as Casper Infosystem), a company incorporated in India under the Companies Act, 2013 and having its registered office at C-142, 3rd Floor, DDA Flats, Double Storey, Garhi, East of Kailash, New Delhi- 110065.



This Privacy policy is subject to the terms of the Site Policy (User agreement) of 36ESTATES. This policy is effective from the date and time a user registers with 36ESTATES by filling up the Registration form and accepting the terms and conditions laid out in the Site Policy.

  1. The buyer should conduct checks and establish authenticity of any property, or project, its title, built up area, suitability for buying in a form and manner deemed appropriate at his or her cost.

  3. Certain points to bear in mind:
    1. Conduct a comprehensive check of ownership to verify developer's/owners' credentials.
    2. Visit the project site/property personally, to ensure that the broker's or developer's claim is genuine and that the property is not an 'imaginary' one.
    3. Opt for a builder with good track record, checking the past record of the promoters may be helpful.
    4. Beware of false title documents. Loans may have been secured against properties that may be disputed or have remained vacant for long.
    5. It is always advisable that proper due diligence on the property is conducted prior to entering into a transaction related to a real estate.
    6. Keep in mind that open areas - lobby, park, terrace, pool, gymnasium, and lift/elevator - are not a part of Floor Space Index (FSI) or Floor Area Ratio (FAR).
    7. The Real Estate (Regulation and Development) Act 2016 and its related provisions and their applicability to the project.



For a Tenant

Certain points to bear in mind:

  1. Visit the accommodation/property and meet the landlord.
  2. Check all the rooms, including the kitchen and bath area for plumbing problems, such as fixture leaks and seepages, clogged drains and pipelines.
  3. Find out about the security deposit in a particular area before making the payment. Unscrupulous individuals may ask for unjustified amounts of money.
  4. Ascertain access, safety and security.



Important Points to Note:

  • Do not wire money to a 'supposed landlord/owner' you have not met personally.
  • In case a broker is showing you the property, make sure that you meet the owner or have a web session with him.
  • Do not handover any part of the consideration/rent to the broker.
  • Be wary of disputed land titles.
  • Be suspicious of realty investments promising high returns (due to infra development) with little/no risk.
  • Visit the property personally to check the interior and exterior condition; conduct due diligence.
  • Opt for properties that have at least 3-4 clear photos of bedrooms, bath and kitchen area.
  • Familiarize yourself with the neighborhood, before moving in.
  • Talk to some neighbors and make sure that the one who is showing you the property is the actual owner.



Quality is of paramount importance for our business, Casper Infosystem will periodically verify the authenticity, availability and integrity of the content posted by the seller. if it is found that the content is not as per quality guideline or member is not available to answer the call, 36ESTATES reserves the right to put the content on hold until the suggested resolution is verified.  Repeated abuse of quality guidelines can lead to cancellation of product / services.


In case of repeated abuse the amount paid will be forfeited and no refund request will be entertained.


Casper Infosystem reserves the right to monitor / record calls between buyers and sellers for quality checks and monitoring purposes.


Non-Personally Identifiable Information (Non-PII): 

Non-Personally Identifiable Information (Non-PII) is information that cannot by itself be used to identify an individual person. Non-PII includes information received from the web browser, operating system, or device, including such things as information about the browser and browser settings, information about the operating system or device, the unique identifier assigned to a device, the web address of a web page visited, the name or type of mobile app, the time and date a web page or app was visited, the address of the referring web page, and other information about a web page or app. It could also include the number of times a particular browser or device has been shown a particular ad, or it may include generic categories about users and their interests (for example, “male flat buyer”).
